I read an article today on BoiseDev about a mixed used project over on 8th St and Fort that was canceled. It was going to have 31 units, underground parking, and retail on two properties totaling a little over half an acre.
It got me wondering how much housing the Salvation Army site on State Street could host if it were used for housing instead of a shelter.
The property is a smidgen under 2 acres. According to the current zoning (C2), the property could be approved for a density of 43.5 units per acre. I am not sure how this density level squares with the 31 units above on a piece of land significantly smaller, or how our zoning laws might change, but I am just going to wag that it could hold between 40-80 apartments/townhouses depending on configuration and be appropriate with what the Boise State Street Corridor calls for.
Imagine a 4 story apartment building with one or two bedroom apartments above some small shops or offices. I have three daughters living at home that I would gladly move in there.
Normally I would imagine the neighbors might complain (we are all NIMBYs), but they might be a little more receptive now.

Nice report Rory. Bummed to hear about the project over on 8th but would love to see that idea over on State. I believe you meant to say a density of 43.5 units per acres, not acres per units. But I am tracking what you meant.
